Why Accuracy Matters

The LTB is strict about notices and service. Common errors like miscounting the required termination notice period (often 14 days, but sometimes 7 depending on the rent period), using a non-approved service method (for example, informal texting), or math errors will cause your application to be dismissed.

  The Risk: If your N4 is defective, the Board will dismiss your L1 application at the hearing, forcing you to restart the entire process while arrears accumulate.

Can the tenant stop the eviction by paying?
Yes. An N4 notice becomes void if the tenant pays the full arrears before the termination date. If the matter progresses to an LTB order, a tenant may still be able to stop enforcement by paying the full amount required and following the Board’s process (timelines and requirements depend on the order).
How soon can I file the L1 application?
You cannot file the L1 until the day after the termination date listed on the N4 notice. Filing even one day early will result in the application being dismissed.
Does an N4 affect the tenant's credit?
The LTB does not report directly to credit bureaus. However, if you obtain a formal Order for payment and the tenant fails to pay, you can enforce that Order through the Small Claims Court, which can then impact their credit.
